	Rates include linens and towels.
	A $50.00 cleaning fee is added to rentals less than a week.
	We provide one parking per unit, free of charge.
	The City of Santa Cruz requires us to add an additional 10% TOT (transient occupancy tax) to all rentals less than 30 days in duration.
	We do offer promotional rates and packages on occasion, so please check back or inquire about special offers!

GUEST POLICIES AND SERVICES

	Check-in is 4:00 p.m. Check-out is 11:00 a.m.
	We welcome a maximum of 2 guests in our studios, 4 guests in our standard two-bedroom units, and 6 guests in our premium two-bedroom units.
	We provide linens, bedding, towels, toilet paper, paper towels, soap and basic cleaning supplies.
	Sorry, but we do not allow smoking or pets at The Breakers.
	Local calls are free, but credit cards must be used for long distance and toll calls.
	Out of respect for neighboring guests at The Breakers, we enforce a no party policy.

PAYMENT
To hold a unit for the dates you specify, we require an up-front $300.00 security deposit. The full rental payment is due thirty days before your arrival date.

We now accept Visa and Master Card credit cards, and Discover. We also accept payment by personal, money transfer for international reservations and we offer the option of paying on-line over a secure connection.

CANCELLATION POLICY
If you cancel your reservation more than sixty days before your scheduled arrival date, we will return all advance funds you have paid, less a $100.00 cancellation fee. If you cancel your reservation within sixty days of your scheduled arrival date, we will attempt to rebook your unit for the rates and dates you were quoted. If we rebook the unit, we will refund the rental amount you paid in advance, less the $100.00 cancellation fee. If we do not succeed in rebooking the unit, we unfortunately cannot refund the rental amount.

SECURITY DEPOSIT POLICY
You will be contacted within 14 days of your departure regarding any deductions for missing items, lost keys, damage to the apartment or its contents, excessive cleaning or any other charges that may be required.
